The Build-to-Suit Process

1. Getting to Know You
First, our development teams will meet with your organization to identify your qualifications for a specified trade area.
2. Focusing on Priorities
Once we’ve taken time to get to know your design specifications, our team will identify priority sites based on objective trade area analytics and present these sites to you for further qualification.
3. The Grand Tour
Alongside your Development Partners, you will tour each qualified site—evaluating the neighborhoods, visualizing layouts and discussing potential build outs. Afterward, we’ll regroup to review and select your top targets.
4. Everything’s Under Control
Once target site are identified, our real estate developer partners will work to get your preferred site under control and begin preparing preliminary due diligence, site planning, budgeting and project scheduling. Some sites may already be under control before you tour.
5. Seal of Approval
Next, the team at HINGE Advisors will present the developers’ proposed project parameters for approval—typically including a budget, schedule and lease agreement—and talk you through each proposal.
6. New Lease on Life
After you approve the site, it’s time to execute the lease agreement between your business and the real estate developer. Build-to-suit leases are typically longer term because the building has been specifically designed for you.
7. Collaborative by Design
The design phase of the build-to-suit process is a collaborative approach between the tenant (you) and your developer, who will work with you to complete the design as well as handle all of the engineering and permitting.
8. Hold the Title
After the design of your facility has been agreed upon and permitting is secured, the developers will work to acquire the title, listing them as the legal owner of the property.
9. Building Your Dream
Now is when you get to watch your dreams become a reality! The real estate development team will work with a general contractor to make sure the facility is built to your specifications and meets your expectations.
10. Open for Business
And finally, celebration time! Your facility is now ready to officially open its doors and welcome a new group of families to your early education business and brand. Congratulations!
